Building Your Real Contact List
By Frank Klesitz in Frank's Diary on Aug 13, 2024
I was talking to a client yesterday who wasn’t seeing the results they wanted with us.
We found that all of the email addresses we had on file were just a bunch of old buyer leads, apparently (I think even before rates went up). Not good.

Recording of My Las Vegas Talk
By Frank Klesitz in Frank's Diary on Aug 12, 2024
I was invited to speak at an event in Las Vegas during Inman back in July
My talk for 30 minutes was on "How to Get a Homeowner in Your Database to Call You to Sell Their House".
Let's send out a free lead-generation email

I have something to share that worked extremely well for my friend, Chris Watters.
We wrote the book “The Million Dollar Real Estate Team” together, he’s the #1 listing team owner in Austin and has been a client for nearly 10 years.
Sacramento Event Recap
By Frank Klesitz in Frank's Diary on Aug 6, 2024
I just got back from Sacramento where Brent asked me to speak at his monthly agent event on how to reconnect with your neglected database with email, social media, and video to get more listings.
Look at this incredible setup when I arrived…
Here are the notes and slides from my talk you’re welcome to review. I don’t know the actual number, but I bet this two hour talk cost him $10,000 or more in room, lights, A/V, and labor to pull off. Yes, it could have been a webinar. In fact, Brent could have just emailed out a video. With his list, I would have done it for free. Brent is - I believe - the top recruiter at his brokerage. I asked him “Why do you pull out all the stops for these events? Why so much production value? Why spend so much? I think I know the answer, but I want to hear it from you.” He said, “We have to get people excited with energy and enthusiasm to act.” That’s wisdom right there. |
Vyral Marketing <> RealSynch Integration
By Frank Klesitz in Frank's Diary on Aug 2, 2024
Your real estate CRM and MyEmma email program will now 2-way talk to each other.
I'm excited to announce our partnership with RealSynch!
All new clients will now receive 90 days free of their real estate middleware integration to accomplish the following with us automatically:
1. Send all new and updated contacts from a supported CRM to MyEmma.
2. Send all email click information in MyEmma to the CRM contact record.
When you add or update a contact in your CRM, RealSynch automatically sends it to MyEmma. There's no need to export and re-upload your CRM list manually.
In addition, RealSynch makes it easy to follow up with the people who click email links from inside your CRM with an applied "Vyral Marketing Email Click" tag.
Property Management Success Story
By Frank Klesitz in Frank's Diary on Jul 29, 2024
Brian Gubernick owns a property management company with Cassie and they hired us to get more landlords to call them.
A quick story I wanted to share that I think you'll find helpful...
Brian Gubernick owns a property management company with about 250 doors in Phoenix. His key hire and now equity partner, Cassie - who’s been with him for almost 15 years (she started as the Ops Director on his real estate team) - runs the whole show for him.
(This is a great lesson in leverage, by the way. Follow Brian’s daily podcast here called “No Days Off” and you can get a guest ticket to one of his upcoming Metrix Masterminds).
Brian asked us to help Cassie get more doors (her responsibility, not his), so she signed up with us. Here are all the topics we help Cassie make to send to her list:

We also wrote Cassie an approach message to build her database and bought a list of all the landlords in Phoenix. This is public information. You can then skip trace the contact information for their phone numbers and emails.
Vyral Marketing Referral Program
By Frank Klesitz in Frank's Diary on Jul 28, 2024
Are you a happy, connected client or friend of Vyral Marketing? We'd like to buy an hour of your time on the phone.
Our best clients come by referral and peer recommendation.
We’re happy to pay your hourly rate to introduce us to potential clients and write about your experience online.
Here’s how it works.
- You say you're happy with our service and are open to referring
- Let us know if you're interested in this referral program
- Tell us your rate for an hour phone call (minimum is $150)
- We’ll email you a pre-filled consulting agreement to e-sign
- We’ll pay you a retainer right away via check or ACH
- Schedule the call with a manager within 30 days
On the call, we’ll give you time to write a Google Review and then help you brainstorm a few ideal clients you know. You'll tell us how you know them, and introduce us by email. That's it.
Ideally, come prepared with a few people with whom you have a strong existing relationship who you think should sign up for Vyral Marketing.
There's no risk for them to sign up with our guarantee.

Since 2009, we’ve spent a small fortune on travel and sponsorships to meet with potential new clients. We would instead give this money to you.
Your introductions are our best new client source. We will hire you to make them - because let’s be honest - a high-quality introduction to the right person that’s honest, authentic, and relevant is work.
And that goes without saying…

My Take Aways from a Listing Agent Mastermind
By Frank Klesitz in Frank's Diary on Nov 30, 2023
Clients and friends -
I just got back from Jeff Glover’s mastermind in Phoenix.
I wanted to share my insights with you. He runs a top-selling real estate team in Michigan.
I’ll be at his next event in Phoenix for all brands and brokerages with 1,000+ agents in January. You can get a ticket here.
His team of 32 agents have taken 228 listings in the past 90 days.
They are very listing-focused. Most of their listings come from working expired listings, database, and hybrid farming.
